The Partner Network passes these clients to carefully vetted independent agents under a signed agreement — one client to one partner, with a 50 / 50 commission split paid only when a deal closes. Referral clients — buyers and renters who contacted Tbilisi Home directly, matched to the districts and languages you work in
A warm introduction — before you call, we tell the client that a Tbilisi Home agent will be in touch and give them your name, so the conversation begins as part of our team rather than as an unknown caller
A written brief — budget, districts, bedrooms, timing, dealbreakers and the conversation so far, prepared before the client is handed over
Access to our listings — properties already live on tbilisihome.ge that match the client, with the owner's cooperation secured

We ask in return

Half the commission on any deal that closes from a referral, settled at closing — the same structure as a standard co-brokerage
A first call within two hours of receiving a referral, and a short written update after every showing — a WhatsApp message is sufficient
Professional handling of the client — no off-record contact, no passing the client to a third party, and no off-book arrangements of any kind
A signed Network Partner Agreement — one page covering non-circumvention, the commission split and a 12-month protection period on every introduction; no referral is made without it
Honest reporting — when a client goes quiet or changes direction, we ask that you tell us; every outcome informs which referrals we send you next

How it works

From application to first referral

Apply

Complete the application below: who you are, which districts and languages you work in, and which clients you would like to receive. It takes around two minutes.

Call with Nino

A short conversation about your experience, how you work and what you have closed. We vet every applicant carefully, because it is our clients' trust that is being extended to you.

Sign the agreement

You sign the one-page Network Partner Agreement electronically. It protects the client, you and Tbilisi Home equally, and no referral is made before it is in place.

Receive referrals

When a client matches your coverage, you receive a WhatsApp message from us with the full brief and the client's number. The client has already been told a Tbilisi Home agent will call. From that point, the client is yours to serve.

Who the programme is designed for

Established and active

You have closed deals within the last twelve months and can speak concretely about the districts and streets you work. Referrals are matched to demonstrated coverage, not to stated ambitions.

Responsive

Clients who contact us expect a response the same day. If a first call within two hours of a referral is not realistic for your schedule, the programme will not serve you — or the client — well.

Professional integrity

The agreement's non-circumvention terms are enforced, and we keep a record of every introduction. Partners who work transparently receive more referrals, better-qualified ones, and first consideration for the A-Team.

Before you apply

Do I have to pay anything to join?

No. There is no joining fee, no monthly fee and no charge per referral. Tbilisi Home earns only when you close, through the 50 / 50 commission split.

Will the same client be sent to other agents too?

No. A referral is exclusive to you. If you decline it, or are unresponsive for more than a day, we may reassign it — and we will inform you before we do.

Can I list properties with Tbilisi Home?

Yes. Owner-direct properties you bring can be published on tbilisihome.ge and marketed by us, with you named as the agent on the deal. Raise it on your call with Nino.

Whose client is it after the deal?

The introduction is ours; the relationship you build is yours. Transactions with the same client within 12 months of the introduction fall under the commission split. After that period, the client is simply yours.

What if the client was already talking to me?

Tell us immediately and we will check our records. If the client genuinely reached you first, there is nothing to split — we would far rather establish that at the start than dispute it at closing.
