Kvadrati is a new project by the Tbilisi Home team. It lets you invest in one apartment renovation in Tbilisi using USDT, a digital dollar. We buy an unfinished apartment, renovate it, and sell it. You get your money back plus a share of the profit, paid in USDT.
Each Kvadrati project is one real apartment. When you invest, you receive a digital token. The token is your receipt. It shows your share of the project.
When the apartment is sold, you return the token and receive USDT back: your investment first, then your share of the profit. There are no monthly payments to wait for. There is one clear finish.
The name comes from the Georgian word kvadrati — square meters. It is how every apartment in Tbilisi is priced.
We choose an unfinished apartment (a "black frame") at a good price. We publish the full numbers before we ask for any money.
You send USDT and receive project tokens, 1 token for 1 USDT. If the funding goal is not reached in time, everyone gets an automatic refund.
Our team takes the apartment to fully finished and sells it. You get photo updates every two weeks, on schedule.
The sale money goes back into the project. You return your tokens and receive USDT: your investment first, then 90% of the profit shared between all investors.
The first project is a 50 m² unfinished apartment in Chugureti, across the street from Fabrika. These numbers are a draft. Final terms will be published before the funding opens.
The target is an estimate, not a promise. Investors receive 90% of the real profit, whatever it is. All numbers come from our own street-level price data for this exact area, and we publish them with the project.
This is a real construction project. Renovations can take longer than planned. Property prices can go down. In a weak market, the project may return only your investment, with no profit. In a bad case, it may return less than your investment.
