With Tbilisi Home you can be your own boss, one step at a time. You start as an Agent under our name. You become a Broker when you have closed ten deals. When you are ready, you register your own company and join the Network as a brokerage. Your share of the commission grows at every step.

The three steps

Agent, Broker, your own brokerage

The owner pays the commission. For a sale it is usually 3% of the price. For a rental it is one month's rent for a 12-month lease, and half a month's rent for a 6-month lease. Buyers and tenants pay nothing.

You work everything, with your own agents
Under your own company name
You get here by registering a company and passing the same video call as every brokerage
Money you collect from the owner, and we bill 20%

The same deal at each step. A flat rents for $1,000 a month on a 12-month lease, so the owner pays $1,000 in commission. An Agent earns $500. A Broker earns $600. A brokerage keeps $800.

Can I start at the Broker step?

Yes, if you already have experience. We decide together on the call.

How long does it take to become a Broker?

It depends on you. The rule is ten closed deals with correct paperwork and no complaints.

Do I have to open my own brokerage?

No. Many people will stay Brokers. The third step is there for those who want their own company and their own agents.

Does it cost anything at any step?

No. There is no fee at any step. Tbilisi Home earns a share of the commission only when a deal closes.
