Send the form below with your company name and registry number.

Video call

We check the company in the public registry and speak with the director or owner. You show us your current listings.

Your dashboard

You accept the terms and watch a few short lessons. Then the dashboard opens. On the Board you see the clients and the listings we have put up, and you take the ones you want.

Close and pay our share

Book the closing in the dashboard. The bill for our 20% is ready before closing day. You pay it by bank transfer the day the owner pays you.

Our share

When Tbilisi Home's 20% applies

The owner pays the commission. For a sale it is usually 3% of the price. For a rental it is one month's rent for a 12-month lease, and half a month's rent for a 6-month lease. Buyers and tenants pay nothing. Our share is 20% of that commission when we supplied the client, the property, or both.

You take a client from the board

A buyer or a renter who wrote to Tbilisi Home. First you see what they are looking for. The name and the number open when you take the client. You close the deal on any property.

You bring your client to our listing

Add the listings you want from the board to your own list. Book the viewing in the dashboard first, and the owner's contact appears.

A client asks about your listing on our site

You post your property on tbilisihome.ge. A client who asks about it there is our client, and we hand them to you.

Example. A flat sells for $150,000 and the seller pays 3%: $4,500. Tbilisi Home bills $900. Your brokerage keeps $3,600. Deals with your own client and your own property are yours alone. We take nothing from them.
The record

What your brokerage does in the dashboard

Book every viewing. Before you show one of our listings, book the viewing in the dashboard. The booking is the record of the introduction.
Book every closing. Enter the date and the price or the rent. The dashboard works out the commission and our bill.
Attach the signed agreement. The deal counts as closed when the signed lease or sale agreement is attached. The dashboard can make the lease for you.
Our contact on your listings. A listing you post on our site shows Tbilisi Home's number, so every question is recorded and comes to you.
Payment

When the bill is due, and what happens if it is late

Due on closing day

You collect the commission from the owner. Our bill is due the same day, by bank transfer.

Three reminders

If a bill is not paid, we remind you 1, 3 and 6 days after closing day.

A pause from day 7

New clients, new viewings and your listings on our site stop until the bill is paid. The clients you already have stay with you.

Before you apply

Is there a monthly fee for the Network?

No. Joining and using the dashboard is free. We earn only when a deal closes.

What about clients we find ourselves?

They are yours. If neither the client nor the property came from Tbilisi Home, we take nothing.

What if both the client and the property came from Tbilisi Home?

It is still 20% of the commission on that deal.

Do we have to take every client you offer?

No. You choose. We put clients and listings on a board in your dashboard, and you take only the ones that fit your brokerage. A client goes to one member only: the first one to take them.

How many clients will we get?

We do not promise a number. A new brokerage holds up to three open clients at one time. The limit comes off after your first bill is paid on time.

Who does the client think they are speaking to?

A specialist in the Tbilisi Home network. That is how we introduce your agent to the client.

Can a single agent join the Network?

The Network is for registered brokerages. A single agent can join Tbilisi Home as an agent.

What ends the membership?

A deal with our client or our property that is kept out of the dashboard. The full share on that deal stays owed.
