Yes. Renting requires nothing but a passport. Buying is just as open: foreigners can purchase and fully own apartments and commercial property in their own name, with no residency requirement. The only restriction is agricultural land.
Yes. Since 1 March 2026 Georgia grants the property-based residence permit for real estate with a market value of USD 150,000 or more, confirmed by an accredited appraiser. Several properties can be combined, the 1-year permit renews while you own the property, and your spouse and children are included. Owners registered before 1 March 2026 keep the earlier USD 100,000 threshold. Ask us for the current requirements before planning around it.
