FOR EXPATS, NOMADS & NEWCOMERS
Tbilisi Home helps expats, digital nomads, and foreign investors find a home and build a life in Georgia — apartments, paperwork, residency, banking, and everything nobody warns you about. Run by a Georgian who knows every street and an American who has made the move himself.
Citizens of most countries can stay in Georgia visa-free for a full year, foreigners can buy and own apartments outright with no residency requirement, and day-to-day life — from cafes to coworking — costs a fraction of Western Europe. Add low taxes for freelancers and one of the simplest business registration systems anywhere, and Tbilisi becomes one of the easiest places in the world to actually move to. The hard part is knowing which neighborhood, which building, and which paperwork — that is where we come in.

Jeff moved from the US to Tbilisi over five years ago — the apartment hunt, the residency paperwork, the bank accounts, all of it. Now he helps expats and investors skip the trial-and-error phase entirely.
The questions every newcomer asks — answered straight. Tap to expand.
Citizens of most countries — including the US, UK, EU, Canada, and Australia — can stay in Georgia visa-free for a full 365 days. Leaving and re-entering resets the clock, which is why many expats live here long-term without any visa at all.
Yes. Renting requires nothing but a passport. Buying is just as open: foreigners can purchase and fully own apartments and commercial property in their own name, with no residency requirement. The only restriction is agricultural land.
Yes. Since 1 March 2026 Georgia grants the property-based residence permit for real estate with a market value of USD 150,000 or more, confirmed by an accredited appraiser. Several properties can be combined, the 1-year permit renews while you own the property, and your spouse and children are included. Owners registered before 1 March 2026 keep the earlier USD 100,000 threshold. Ask us for the current requirements before planning around it.
As of 2026, a quality one-bedroom in a central district (Vake, Vera, Saburtalo, Chugureti) typically rents for about $400–900 per month depending on the building and finish. Message us with your budget and we will tell you honestly what it gets you.
Just your passport. Deposits are usually one month of rent, and contracts are typically in Georgian — we make sure you sign a bilingual version and that the terms actually say what the landlord told you.
Yes — usually with just a passport, though requirements vary by bank and have tightened for some nationalities. We point you to the branches that work smoothly for newcomers and help with the paperwork.
No. English is widely spoken by younger Georgians and across the expat-heavy districts, and we handle all Georgian-language negotiation and paperwork for you. Learning a few words of Georgian will still win you a lot of friends.
One message starts it — tell us when you arrive and what you need, and we will take it from there.
