You contract the construction company directly and pay them directly, milestone by milestone — never in advance for unverified work. We never hold your construction budget, so there is no middleman markup hiding in your materials.

Vetted Contractors Do the Building

Contractors work under our Preferred Contractor Framework — written professional standards covering workmanship, clean and safe worksites, schedules, and cooperation with inspections. Contractors who miss the standard lose the pipeline. Every construction contract carries a workmanship warranty.

We Are Your Representative

Tbilisi Home acts solely as your renovation manager and owner’s representative: we plan, coordinate, inspect, verify progress against payments, and report to you. Our fee comes only from management — which means our incentive is your outcome, not the contractor’s invoice.

Closeout & Punch List

Final walkthrough, punch-list management of remaining defects, and coordination of contractor warranty obligations — the project ends when it’s actually finished, not when the crew leaves.

of the approved construction budget — fixed against the baseline, so scope changes don’t silently inflate our fee. And unlike most, we’ll show you exactly what each percent buys:

  • 5%  Project control & accountability — progress vs. payment milestones, budget discipline, catching delays and shortcuts
  • 2%  Contractor oversight — day-to-day coordination, site monitoring, schedule enforcement
  • 1%  Planning & pre-construction — feasibility, sequencing, budget alignment
  • 1%  Communication & reporting — progress reports with photo/video documentation
  • 1%  Risk & dispute prevention — change-order review, quality escalation, overrun tracking

The fee covers management only — construction labor, materials, and permits are yours, paid directly to the contractor with no markup from us. Every payment and every change order requires your written approval.
