With Tbilisi Home, tenants pay nothing for our service. The owner pays us. The price you see is the price you pay.
No credit history, no guarantor, no proof of income. You sign a rental contract (usually bilingual) with your passport only.
At signing you pay the first and the last month's rent. There is no separate refundable deposit — the second payment simply covers your final month.
Almost all apartments come furnished with appliances. You arrive with a suitcase and start living.
Best choice, calm prices. You can view by video call and reserve before you fly.
Every student arrives at once. Good apartments go in 1–3 days and prices peak. Still doable — just move fast when you see the right one.
Quieter market, better deals. Start about 4–6 weeks before your move date.
Renting here is fast: seeing an apartment to signing usually takes 2–5 days, sometimes 48 hours.
Utilities are on top of the rent. Every apartment has meters, so you pay for what you use.
Electricity (Telasi), water (GWP), natural gas (Tbilisi Energy) and a small building fee. Internet is Magti or Silknet, about 30–60 GEL a month.
Through the Bank of Georgia or TBC app — add your subscriber numbers once, then pay all bills in about a minute a month. Payment kiosks (TBC Pay, Pay Box) work with cash too.
For a typical student apartment: roughly $25–50 a month in summer, $50–110 in winter when gas heating runs. Splitting with a roommate halves this too.

Yes. Contracts under 6 months exist but owners usually add a premium on top of the monthly price. A 10–12 month contract gets the best rate — one more reason a roommate makes sense.
