Since 1 March 2026, Georgia grants temporary residence permits to foreigners who own real estate with a market value of USD 150,000 or more, confirmed by an accredited appraiser. Several properties can be combined to reach the threshold (agricultural land doesn’t count), the permit is issued for 1 year and renews for as long as you own the property, and your spouse and children are included. Owners who registered before 1 March 2026 keep the earlier USD 100,000 threshold. The key detail most buyers miss: it’s the appraised market value that counts, not the price you paid — which is why the official appraisal is a required step of the process.
