The right moment is after your offer is accepted and before you sign the purchase agreement. Property in Georgia is sold as-is, deals move fast, and there is no mandatory disclosure — the seller doesn’t have to tell you about the leak upstairs or the wiring from 1975. One visit from an inspector can save you thousands in surprise repairs, or give you solid grounds to negotiate the price down.

What We Check

A systematic walkthrough of everything that’s expensive to fix and easy to miss on a viewing.

Structure & Walls

Cracks, damp, mold, and signs of settling — including what fresh paint might be covering up.

Electrical System

Wiring age and condition, panel capacity, sockets, and whether the system can handle modern appliances safely.

Plumbing & Water

Water pressure, visible piping, leaks, drainage, and the state of bathrooms and connections.

Heating & Cooling

Boiler and AC age, condition, and safety — the single most common surprise cost for new owners.

Windows & Insulation

New-Build Snagging

For new developments: finish quality checked against what the developer promised, before you accept handover.

Recommended, Not Required

Let’s be honest: you can legally buy property in Georgia without any inspection, and many people do. We still recommend one — especially for older and Soviet-era buildings, freshly renovated apartments (renovation can hide problems as easily as it fixes them), new-build handovers, and remote purchases where you can’t visit yourself.
