PRICING STRATEGY
Buyers in Georgia expect to negotiate. The right asking price leaves room for that without scaring serious buyers away.
Your valuation gives you a realistic market value — what comparable properties in your district actually go for, in your condition class. That number is your target, not your ask.
Add a negotiation cushion of about 3–5% on top of your target. Enough room to give something back at the table — not so much that your listing gets ignored.
Across our own closed deals, final prices land around 5% below asking. Price with that in mind and the negotiation ends near your real target — not below it.
One number to avoid: a “try it high” price 15–20% above market. Overpriced listings sit, then cut, then close below what honest pricing would have brought. The market always finds out.
CLOSING
Selling property in Georgia is simpler than most owners expect. Here is the path from accepted offer to money in your account.
Most sales use a preliminary (deposit) agreement that locks the price, terms and timeline while the buyer prepares funds — then the final sale-purchase agreement. A straightforward cash deal can go directly to the final agreement.
The sale becomes official when it is registered at the Public Service Hall — with accelerated service, ownership transfers the same day. Notarization is optional in Georgia; we prepare bilingual agreements and guide both sides through signing.
The process is standard enough that many sellers close without their own lawyer. If you want one, they are welcome at every step — we share every document for review and coordinate directly with them.
