How Renting Works in Georgia

Utilities: What You Pay and How

Utilities are on top of the rent. Every apartment has meters, so you pay for what you use.

The bills

Electricity (Telasi), water (GWP), natural gas (Tbilisi Energy) and a small building fee. Internet is Magti or Silknet, about 30–60 GEL a month.

Through the Bank of Georgia or TBC app — add your subscriber numbers once, then pay all bills in about a minute a month. Payment kiosks (TBC Pay, Pay Box) work with cash too.

Common Questions

Can I rent an apartment before I arrive in Georgia?

Yes — this is normal here. We do a live video viewing with you, you reserve with a deposit, and the apartment is waiting when you land. Many of our students sign their contract on day one in Tbilisi.

Do rental prices include utilities?

No. Rent is the apartment only; electricity, water, gas, internet and a small building fee are on top and metered. See the utilities section above for what that adds up to.

Can I get a short contract for one semester?

Yes. Contracts under 6 months exist but owners usually add a premium on top of the monthly price. A 10–12 month contract gets the best rate — one more reason a roommate makes sense.

What documents do I need?

Your passport. That is genuinely it. No guarantor, no credit check, no proof of income.

Is Tbilisi safe for international students?

Tbilisi is one of the safer capitals in Europe, including at night. Like anywhere: normal city awareness, and pick your area with our team's advice.
