Fabrika — the Soviet sewing factory reborn as Tbilisi’s creative hub: courtyard cafes, studios, coworking, and events. Agmashenebeli Avenue — the pedestrianized “New Tiflis” stretch of pastel 19th-century facades. Marjanishvili Theatre — one of Georgia’s great drama stages. Add the Fabrika courtyard and the cafe strip along Agmashenebeli, plus the Turkish and Middle Eastern kitchens around Marjanishvili, and you may never cook.
Marjanishvili metro puts you one stop from Rustaveli, and Station Square — the city’s main rail and transit hub — anchors the district’s north. Old Town is a walk across the Dry Bridge. Few districts make car-free living this easy.
Chugureti’s energy is young, creative, and international — ideal for professionals, couples, and investors chasing the district’s upward curve. Families should note the international schools cluster in Vake and Saburtalo, a 15–25 minute drive — we’ll help you weigh the trade-off honestly.
