What will you really pay in taxes on your Tbilisi property?

Residency & your property

Buying here can get you a residence permit — and living here can change who taxes you. Two different things people constantly mix up.

Residence permits through property (2026 rules)
RouteRequirementWhat you get
Short-term permitProperty appraised above $150,000 (raised from $100k on 1 Mar 2026; earlier purchases grandfathered). Any property except agricultural land; several properties can be combined. Appraised value counts, not the price you paid.1 year, renewable annually. Spouse + children included. Selling the property ends it.
Investment permitProperty above $300,0005 years in one grant — and keep owning it 5 years → permanent residence. The fast lane.
No permit at allUS, UK, EU, Israeli + ~90 other passports1 full year visa-free. Fine for most owners — but a permit carries a legal right of entry a visa-free stamp doesn't.

2026 notes: mandatory travel medical insurance (min GEL 30,000 cover) for all visitors since 1 Jan 2026; permit refusals under the "state interests" clause are unreasoned and no longer suspended by appeal. Rules tightened again on 1 Sep 2026 — always check current law before applying.

A residence permit is NOT tax residency (and why that matters)

Tax residency comes from one thing: being physically in Georgia 183+ days in any 12-month period — permit or no permit. A permit without the days does not make you a Georgian tax resident.

What tax residency gets you: Georgia taxes individuals territorially — your foreign dividends, interest, pensions and capital gains on foreign assets are taxed at 0% here. It's also the lever that can make your home country let go (see your country's card above).

What it costs you: your worldwide family income starts counting toward Georgia's property-tax threshold.

The wealth route (HNWI): with GEL 3M+ in assets (or GEL 200k+/yr income), $500k+ of Georgian real estate, and a residence permit — you can become a Georgian tax resident with zero days of presence.

And will your home country accept that you’ve left? Each country answers differently — some by pure day-count, some by facts, one (the US) never. Pick your country above and run the calculator: your results include "The residency question" — the specific answer for your country.
