Data-Driven Real Estate Decisions in Georgia

The question sophisticated investors ask last is the most important one: "how do I know I'm making the right decision compared with the market?" This is where we answer it — with the data layer that feeds every page of this platform.

Section 02 — The Tbilisi Investment Score

Five Districts, Scored — With the Formula in the Open

Four equal-weighted components, each traceable to cited data, recomputed quarterly. Scores are relative within Tbilisi — a ranking tool, not a promise.

Methodology — published, as it should be. Score = equal-weighted mean of four sub-scores, each normalized 5–10 across the five districts: Yield (derived gross: G&T rent/m² ÷ Geostat price/m², Q4 2025–Feb 2026) · Growth (Geostat price change YoY, Q4 2025) · Tenant depth (breadth and quality of tenant pools, assessed from portfolio and market evidence) · Liquidity & entry (transaction depth, resale market, entry accessibility). Vera scored via Mtatsminda district statistics; Dighomi via Didube. Recomputed with each quarterly report — the components move, so the ranking can too.
