Score = equal-weighted mean of four sub-scores, each normalized 5–10 across the five districts: Yield (derived gross: G&T rent/m² ÷ Geostat price/m², Q4 2025–Feb 2026) · Growth (Geostat price change YoY, Q4 2025) · Tenant depth (breadth and quality of tenant pools, assessed from portfolio and market evidence) · Liquidity & entry (transaction depth, resale market, entry accessibility). Vera scored via Mtatsminda district statistics; Dighomi via Didube. Recomputed with each quarterly report — the components move, so the ranking can too.
