Why the numbers hold

Built from our own market database — not from advertisements

Street-level data

We maintain our own price database for every street in Tbilisi — tens of thousands of live listings, by condition and size, refreshed quarterly. Your property is compared with its street, not with a citywide average that hides everything.

Medians, never averages

The portals carry fake low-priced listings that drag averages down. We use the median — the middle of the real market — with a range around it, so a "bargain" that is only a data error never reaches your shortlist.

Rents we actually collect

Tbilisi Home manages rental apartments across the city. Where we manage on the same street, your rent estimate is checked against rent that real tenants really pay — not against hopeful advertisements.

What we will always tell you: asking prices are not selling prices (closings run about 5% lower), advertised rents are not collected rents, and a yield that ignores furniture, tax and empty days is not a yield. If a property on your list is a poor investment, your analysis will say so, plainly, before you view it.

How much does it cost?

The analysis is free for buyers who view or purchase with Tbilisi Home. There is no obligation attached to requesting one — its job is to make sure you never overpay, whoever you eventually buy through.

Can I send listings from any website?

Yes. Most clients send links from myhome.ge or ss.ge. We pull the details, check them against our own records, and underwrite each one exactly the same way.

Is the page really private?

Yes. It is never linked from the site, never listed in any menu or sitemap, and carries instructions that tell search engines to ignore it. It opens only with your access code. It is your document — you decide who sees it.

What if the numbers say a property is a bad buy?

Then the analysis says so, with the reasons and the price at which it would become a fair buy. Talking a client out of a poor purchase is the point of the service — an investor who buys well comes back.
