KNOW WHAT YOU’RE BUYING

Property Inspection in Tbilisi

A professional look behind the fresh paint before you sign. Inspections aren’t mandatory in Georgia — which is exactly why sellers count on buyers skipping them. We recommend one on almost every purchase, and here’s why.

When an Inspection Earns Its Fee

Before Any Purchase

Especially in older buildings and “freshly renovated” apartments — in Tbilisi, renovated can mean new wiring and plumbing, or it can mean paint over sixty-year-old problems. The price difference is tens of thousands; the inspection finds out which one you’re buying.

New Builds & Handovers

New construction isn’t automatically flawless. An inspection at handover documents defects while the developer is still obligated to fix them — free — instead of you paying later.

Before a Renovation

Knowing the real condition of wiring, plumbing, and structure before you budget a renovation prevents the classic mid-project surprise that doubles the cost. Pairs naturally with our renovation management.

What Gets Checked

A structured walkthrough with photos — not a glance.

Systems

Electrical wiring and panel condition, plumbing and water pressure, heating and gas installations, ventilation and AC — the expensive-to-fix invisible layer.

Structure & Envelope

Walls, ceilings, and floors for cracks and damp; windows and insulation; balconies and additions — including whether extensions are legalized in the Public Registry.

Report You Can Negotiate With

A written summary with photos of every issue found, roughly what fixes cost, and which findings justify asking for a lower price. Buyers regularly recover multiples of the inspection fee at the negotiating table.

Not Mandatory. Just Smart.

Georgian law doesn’t require a pre-purchase inspection — and no seller will suggest one. That makes it the cheapest insurance in the transaction: a small fixed cost against the risk of buying someone else’s hidden problems. We recommend it on nearly every purchase, and we’ll tell you honestly when a property is simple enough that you can skip it.
