What we collect ourselves

Our own collection of Tbilisi listings is the input for every published price, yield, spread and stock figure. It is street-level and current, and it is the same data we underwrite with.

What we cite alongside

Bank research (Galt & Taggart, TBC Capital) and official statistics (Geostat, NAPR, the Revenue Service) are cited by name as comparisons. They are never blended into our figures, because their series are aggregated and lagged.

Every figure on these pages is sourced and dated. Where a figure changes at the quarterly refresh, the page changes with it.

Private analysis

From public data to a private shortlist.

Once a mandate is defined, we underwrite specific assets against this data and deliver them privately: a shortlist with the numbers, under an access code, before anything is viewed. How private analysis works.

Compensation

There is no buyer-side acquisition commission. On transactions where the seller or developer has a brokerage agreement with us, our commission is paid by them. Services outside the transaction, such as renovation management, property management, asset management, portfolio reporting, due diligence coordination and leasing, are agreed separately and in writing. Licensed legal, tax and technical partners bill their diligence work directly and transparently.
